Con el alza de precios que experimentaron algunas ciudades, conseguir un buen lugar para alquilar una vivienda en los EE. UU. se ha convertido en una tarea cada vez más laboriosa.
El último “Informe Nacional de Renta” de Zumper (National Rent Report, en inglés) señala que New York es hoy en día la ciudad más cara de los EE. UU. Aunque registró una caída del 2,3 %, la renta de un dormitorio se ubicó en US$3.860.
El área de Boston destacó al escalar al segundo sitio, superando a San Francisco, debido a la escasez de viviendas, producto de la oferta especialmente baja.
El alquiler medio de un dormitorio en Boston subió 5,9 % en el último mes, a US$3.060 en promedio, mientras que, en San Francisco, el tercer lugar del listado, el alquiler cayó 2,6 % a US$3.020.
El informe mostró que en el último mes hubo una caída en el alquiler de una habitación del 0,8 % con respecto al año pasado, a US$1.491 y el alquiler medio de dos habitaciones bajó 0,7 % a US$1.832 dólares.
Bajan los precios
A nivel nacional, los precios de los apartamentos están comenzando a bajar por primera vez en dos años.
“A nivel nacional, los precios de una y dos habitaciones han bajado. Es la primera vez en dos años que ambos marcadores han disminuido en tándem”, destaca el informe.
Ante la caída de precios, el aumento en Boston destaca, en parte, debido a las leyes de zonificación del área metropolitana que favorecen las viviendas unifamiliares conocidas como “prohibiciones de apartamentos”.
“Estos precios deslumbrantes arrojan luz sobre la actual crisis de vivienda en Boston. El nuevo inventario que se pone en línea está sesgado hacia el mercado de lujo, lo que eleva aún más los precios de venta”, se lee en el informe.
Mientras Boston pone a prueba la asequibilidad para aquellas personas que no tienen suficientes ingresos, en San Francisco se lucha por recuperarse de la pandemia a medida que las empresas adoptan el trabajo remoto.

Correción de precios
El CEO de Zumper, Anthemos Georgiades, indicó que en muchas áreas metropolitanas, la disminución de los precios es en realidad una corrección de los precios que se inflaron demasiado.
Según Georgiades, se han visto niveles históricos de migración a lo largo de la pandemia, a medida que las personas cambiaron a trabajar desde casa y reimaginaron sus situaciones de vida.
“Ahora, con una economía turbulenta e impredecible que causa temor a la recesión, las migraciones se están desacelerando, las tasas de ocupación están cayendo y los precios de los alquileres están siguiendo su ejemplo”, concluyó.
